POLICIES & PROCEDURES
Ruidoso and Four Seasons Real Estate are located at 712 Mechem Drive
in Ruidoso. We are immediately across the street for the Sierra Mall
and the Lawrence Brothers IGA Grocery Store. We are open 8 am - 5 pm
Mountain Time seven days a week.
Form of Payment
Check-in time is 4:00 pm or after. Your reservation confirmation form MUST be signed prior to check-in and arrival. All guests must check-in at our office to receive their check-in packet consisting of keys, map, and various other information.
Check out time is 11:00 am or before. Return your keys to the office.
TERMS AND CONDITIONS
Confirmation: Our reservation is guaranteed/confirmed upon receipt by Four Seasons Real Estate of your credit card number and expiration date. Payment in full is due 14 or 60 days (whichever applies) prior to arrival.
Deposits/Cancellations/Refunds: A one night deposit is required on all reservations except at Christmas. At the time your reservation is made, a deposit equal to one night will be charged to your credit card. This deposit is applied to your reservation total and the balance is due 14 days prior to your arrival date except at Christmas. If cancelled within 14 days of your arrival date, total rental amount is forfeited. If cancelled 14 or more days prior to arrival, the one night deposit will be refunded less a 10 % cancellation fee. All cancellation requests must be in writing.
Christmas/New Years Reservations: Christmas/New Years reservations must be paid in full by November 1. Should you cancel prior to November 1, you will incur a $100.00 cancellation fee. If your reservation is cancelled during the month of November, 50% of the reservation total will be forfeited. NO REFUNDS AFTER DECEMBER 1.
Unused Lodging: If your plans change while visiting Ruidoso and you must depart earlier than your departure date, there is no refund for any unused portion of your stay.
Casas Change-Out: Due to circumstances beyond our control, we reserve the right to move your reservation within like accommodations up to and including the day of arrival.
Departure: Upon your departure, secure the premises and return all keys in your possession to our office. Place all trash in the appropriate receptacles on the street, turn the heat down to 55 degrees or turn off air conditioning and be sure to lock all doors and windows
QUESTIONS ABOUT OUR CASAS
Cleaning Fee: The cleaning fee is for the cleaning of the Casa upon your departure. Should you require additional housekeeping during your stay, please call our office to make arrangements in advance for this service.
Hot Tub Fee: The Hot Tub fee is for chemical service upon your departure. Improper use will result in additional charges.
No Smoking: All Casas are non-smoking. Please smoke outside on the deck, if fire restrictions permit. Extinguish and dispose of smoking materials properly.
No Pets: All Casas are not pet friendly. Pets are not allowed. Violation of this will incur extra charges.
All Casas have a wood burning fireplace unless
otherwise noted. Firewood is provided between Thanksgiving and
Easter for your use during your stay. Please do not chop firewood on
the hearth or use flammable liquid to start a fire. Make sure the
damper is open before lighting a fire. Dispose of ashes in the metal
ash bucket as provided.
Casas Provisions: All of our Casas are fully furnished with linens, kitchen dishware, cookware, utensils, coffee maker, televisions, cable or satellite service, washer/dryer (unless otherwise noted). Further, for your immediate convenience, you are provided with an initial supply of paper goods, bath soap, kitchen detergent, dishwasher liquid and laundry detergent
