PROPERTY MANAGEMENT
GENERAL INFORMATION
Casas de Ruidoso and Four Seasons Real Estate are located at 712 Mechem Drive in Ruidoso.We are immediately across the street for the Sierra Mall and the Lawrence Brothers IGA Grocery Store. We are open 8 am - 5 pm Mountain Time seven days a week.

Rates:
Rates are as indicated. However, Christmas/New Year rates increase from the rate indicated anywhere from $25.00 up to $150.00 per night.
Deposit:
1 night stay charged to your credit card day reservation made. 2 nights stay charged to your credit card day reservation made for Christmas/New Year's.
Check-in time is 4:00 pm or after. We can never guarantee an early check-in. However, we will attempt to accommodate your request if at all possible. If not, we appreciate your cooperation. Thank you.
All guests must check-in at our office to receive their check-in packet consisting of keys, map, and various other information.
Check-out time is 11:00 am or before. If you prefer a later check-out time, please call the office and we will do our best to accommodate your request. However, there are no checkouts later than 1:00 pm. We appreciate your cooperation in observing this policy. Thank you.
Confirmation: Our reservation is guaranteed/confirmed upon receipt by Casas de Ruidoso of our credit card # and expiration date with payment in full 14/30/60 days (whichever applies) prior to arrival.
Deposits/Cancellations/Refunds: A one night deposit is required on all reservations. At the time your reservation is made, a deposit equal to one night will be charged to your credit card. This deposit is applied to your reservation total and the balance is due 14 days prior to your arrival date. If cancelled within 14 days of your arrival date, total rental amount is forfeited. If cancelled 14 or more days prior to arrival, the one night deposit will be refunded less a $50.00 cancellation fee.
Special Events and Holiday Reservations: Any Special Event and/or Major Holiday with the exception of Christmas/New Years requires a 14 day prior to arrival cancellation notice. If cancelled within the14 days of arrival date, the full amount of the reservation is forfeited and cannot be applied to any future reservation. Sorry, no exceptions.
Christmas/New Years Reservations: Christmas/New Years reservations must be paid in full by November 1. Should you cancel prior to November 1, you will incur a $100.00 handling fee. If your reservation is cancelled after November 1 and prior to December 1, 50% of the reservation total will be forfeited. NO REFUNDS AFTER DECEMBER 1. Sorry, no exceptions.
Monthly/30 Day or Longer Reservations: 60 day cancellation prior to arrival; if cancelling within 60 days of arrival, total rental amount is forfeited. Sorry, no exceptions.
Unused Lodging: If your plans change while visiting Ruidoso and you must depart earlier than your departure date, there is no refund for any unused portion of your stay. Sorry, no exceptions.
Casas Change-Out: Due to circumstances beyond our control, we reserve the right to move your reservation within like accommodations up to and including the day of arrival. We will attempt to honor any special requests; however, no guarantees can be made.
Departure: Upon your departure, secure the premises and return all keys in your possession to our office. Thank you.
QUESTIONS ABOUT OUR CASAS
Cleaning Fee: The cleaning fee is for the cleaning of the Casas upon your departure. Should you require additional housekeeping during your stay, please call our office to make arrangements in advance for this service. Thank you.
Hot Tub
Fee: The Hot Tub
fee is for chemical service upon your departure. Improper use can result in additional charges.
No Smoking: All Casas are non-smoking. Please smoke outside on the deck, if fire
restrictions permit. Extinguish and dispose of smoking materials properly.
Telephones: Each Casa has a telephone. Requires a calling card for long distance.
Firewood: All Casas have a wood burning fireplace unless otherwise noted. Firewood is provided between Thanksgiving and Easter for your use during your stay. Please do not chop firewood on the hearth or use flammable liquid to start a fire. Make sure the damper is open before lighting a fire. Dispose of ashes in the metal ash bucket as provided.
If your Casas has a gas log fireplace, there will be no firewood on the premises. Do not attempt to place firewood on gas logs and light them as this will cause irreparable damage to the gas log unit. This is considered damage beyond normal wear-and-tear.
Casas Provisions: All our Casas are fully furnished with linens, kitchen dishware, cookware, utensils, coffee maker, televisions, cable or satellite service, telephones, washer/dryer (unless otherwise noted). Further, for your immediate convenience, you are provided with paper goods, bath soap, kitchen detergent, dishwasher liquid and laundry detergent.
